Brief
A 55 m² apartment in Podgorica is for long-term and corporate lets, not summer tourism. The tenant needs sleeping separate from work and easy fabric swaps between contracts.
The landlord will not re-route services; any partition must be reversible. The entry must handle daily shoes and capital-city rain.
Solution
A sliding partition, not a wall, splits night from the day desk. Tile at the entry and hard-wearing laminate in the room keep wear predictable for the landlord.
The wardrobe takes both work and private clothes; the sofa has removable covers. Colours stay calm so different tenants fit without repainting.
Process
The rental brief covered tenant type, lease length and a list of replaceable items. Two partition options: soft textile versus sliding panels. Panels won for acoustics and cleaning.
Palette and 3D of day and night zones closed the concept.
Result
The concept gives a tenant work and sleep in 55 m² without moving services and without a hotel look. Maintenance stays predictable for the owner.
