The brief

A 48 m² apartment near Bar harbour has to handle humidity and beach sand, and still photograph well for listings. Guests arrive with beach gear; there is no store for it. The owner rejects fabrics that hold salt and a dark winter interior that looks dead in summer. The wet room stays; enlarging the bathroom is out of scope.

Solution

The entry is a tiled sand-and-shoe zone; the living area stays light for listings but avoids fabrics that hold salt. Timber is sealed, not raw. Open shelves for beach bags replace a deep wardrobe; the bathroom uses simpler washable surfaces without decorative joints that trap dirt.

Process

The harbour-and-rental brief mapped the path from door to balcony and listed dirty zones. Two entry depths were tested; the shorter tiled strip with a buffer cupboard was approved. Palette and 3D of living space and bathroom closed the concept.

Result

The concept splits a dirty entry from a photogenic living zone and keeps the flat readable for listings. Maintenance stays simple for the owner. Visualization, not a built interior.
