Brief
A three-room 90 m² apartment in Budva remains a home, but hosts family in summer. The third room had to stay a guest room without turning the whole flat into a short let.
The owners refuse hotel patterns in the living zone; wet rooms stay. The third room needs its own storage and washable surfaces.
Solution
The guest room has its own wardrobe and washable surfaces; the owners’ living zone keeps travertine and oak, without hotel patterns. Circulation between zones stays clear — the hall is not turned into storage.
Guest textiles are removable; the owners’ zone uses calmer, longer-lasting fabrics.
Process
The mixed-use brief mapped what stays private in summer. Two options for the third room: a study with a sofa versus a proper guest bedroom. The guest bedroom was approved.
Palette and 3D of living room and guest room closed the concept.
Result
The concept keeps the owners’ rhythm and adds guest nights without moving wet rooms. Off-season, the flat does not look like a seasonal let.
